  • On behalf of the former landowner, Planning Design prepared a masterplan and secured planning consent for 149 new dwellings at Each Well Lane, Alfreton. Known as ‘Damstead Park’ the scheme is currently being developed by Ben Bailey Homes.
    The Council highlighted a need for new homes in the borough and had a significant shortage of housing land. This development provided new homes in a location that is sustainable given its proximity to local services and transport links. People are able to live sustainably, support nearby shops and business and contribute positively to the social vitality of the town.
    The site covers an area of approximately 12 hectares. Up to 149 new dwellings were proposed at a density of approximately 12-13 dwellings per hectare. This was considered an appropriate number for the site, bearing in mind the density of surrounding development, the desire to protect the most sensitive parts of the site and the desire to provide some open space.
    A mix of housing types were proposed, reflecting the needs of the community.
    The proposed scheme included three key components which would be of particular benefit to both new and existing residents. They are the recreational park, the wildlife areas and the public art installation.
    The recreational park will be provided on land between the northern section of the Damstead Brook and the Crescent. It will be formally laid out and will include a footpath/cycle path, ornamental trees, lawns and a pond. The park will enhance the setting of the Crescent buildings and provide a recreational facility accessible to new and existing residents in the area, including the residents of the Leonard Cheshire Care Home.
    The wildlife areas will comprise of marsh land, wild flower meadow planting and woodland planting in the areas of the site recognised as having the greatest potential for wildlife. As well as enhancing biodiversity the wildlife areas will be a recreational resource, with a circular path being provided around the perimeter.

    The public art installation will be at the entrance to the site. The theme of the artwork would be subject to further consultation with the community. One idea however is a statue of Robert Watchorn, one of Alfreton’s most famous sons, befitting the location of the art installation overlooking Alma Watchorn Park and the Watchorn Memorial buildings.
