The layout of the site broadly followed the outline scheme and since gaining outline consent in 2014 a further outline permission for up to 16 dwellings was approved on adjoining land for the same applicant.
Working with a housing association the client and council planners were able to agree placing the onsite affordable in one location to serve both sites, with the smaller sites provision for affordable housing being wholly an off-site payment. This allowed the applicant to maximise the value of the market housing, while for the housing association they could manage a discrete group of houses with shared parking and incidental open space; allowing the Association to provide good levels of management and maintenance at minimum cost.
